Why Homes Sell

There are primarily three main reasons homes sell.

  1. Price
  2. Condition
  3. Marketing

Price is often the most important factor in any home marketing plan. When everything else is equal, buyers buy on price. Pricing your home at the top of the market could minimize it's exposure to buyers, thus negating the efforts towards getting it in top condition and mass marketing it. Pricing your home within or toward the bottom of the competition on the market allows your home to shine above the competition. This brings in the greatest number of potential buyers (the buyer pool) and allows for the immediate interest and competitiveness.

Condition will determine how you compare to the competion. While condition is important, homes sell in good and bad condition every day. If you price the home accordingly it will sell. However there are many key steps that a seller can take to ensure that their home is in the best possible condition for potential buyers. First impressions are very important, and your REALTOR is a great resource for helpful tips to making your home appear its best when it comes time to present it to potential buyers.

Marketing is the final step. Faulkner Real Estate has developed several marketing strategies over the past 20+ years and we've trained our agents to utilize them. Each property is unique, which is why we work closely with each seller to guarantee their home recieves maximum exposure to the buyer pool.
