If knowlege is power, reading this blog will empower you, I hope. I'm a generally inquisitive kind of guy. I like to know what is happening, and I like to analyze why it's happening. So, I've been studying our southwest Kansas, Ulysses and Hugoton home markets closely. In this blog I'll talk specifically about our small residential real estate market. I'll share some insights into why homes sell, why they don't. I'll share strategies for helping your home sell well, or to help you make a good purchase decision. I am not the all-knowing all-being REALTOR, however I've been in this industry for quite some time. Plus, I took a statistics class once in college; so surely that qualifies me.?

The rain has finally fallen, the weather is heating up and school will be out before we know it. All of these things lead to increased activity in the real estate market. Faulkner Real Estate currently is seeing new homes coming on and going off the market weekly as this real estate market comes to life, much like the native buffalo grass of the prairie in spring. In addition we currently have a large selection of country homes in any direction you need from Ulysses, Kansas. Your Roof-An investment that really pays off.Those of us that reside in Southwest Kansas can be sure of one thing, extreme weather changes! If you don’t like the weather just wait a day, it will change. As we are cozy inside our homes our roof is over our head like a protective umbrella to our house. It is taking the hot sun, strong winds and when we are lucky some moisture! It is one of the largest expenses involved in home ownership and easy for us to ignore or put off. 1994 was the year when many homes in our area were replaced due to a large and damaging hail storm. Time goes faster than we think and many of those homes are well overdue for roof replacement or repair. Insurance companies and appraisers are requiring roof inspections for new purchases.…

One point to consider is that you will be making a house payment, whether you are buying or renting. You are either paying your own mortgage payment or you are paying your landlords payment. Though it depends upon your own individual financial and personal living requirements, buying a home has many advantages over renting.

BUILDING VALUE AND CREATING WEALTH: By making payments on your home, you build equity(the difference between property value and mortgage loan payoff amount) and your net worth should gain. Your home should gain in value by appreciation (due to inflation, rising building costs, etc).  This plan of gaining equity and property appreciation is a WIN/WIN situation that has been proven time and again.

The topic on everyone's mind in agriculture around the rich crop producing lands of Western Kansas is how high will land prices go and will the market continue it's climb upward. Land prices in Kansas continue to increase and have enjoyed appreciation of nearly seven percent according to a recent article in The Progressive Farmer by Victoria G. Myers.
