First let's discuss our southwest Kansas market in general. It's

Your Roof-An investment that really pays off. Those of us that reside in Southwest Kansas can be sure of one thing, extreme weather changes! If you don’t like the weather just wait a day, it will change. As we are cozy inside our homes our roof is over our head like a protective umbrella to our house. It is taking the hot sun, strong winds and when we are lucky some moisture! It is one of the largest expenses involved in home ownership and easy for us to ignore or put off. 1994 was the year when many homes in our area were replaced due to a large and damaging hail storm. Time goes faster than we think and many of those homes are well overdue for roof replacement or repair. Insurance companies and appraisers are requiring roof inspections for new purchases.…
I cannot believe it's been 25 years since my father, Mark struck off on his own and started Faulkner Agency in a tiny (600 square foot) office on main street in Ulysses, Kansas. I remember helping he and my mom, Suzanne, scrape the old tile (probably asbestos laden) off of the concrete slab floors of their new office space. The office was a modest cinder block building with barely enough space for a few desks. Over time the business grew and my family made the big decision to knock a hole in the north wall of our quaint office and double our space to a modest 1,200 square feet. Our office space wasn't the only thing that changed over time; our name did too. As I mentioned above, we started as Faulkner Agency. Dad was a born salesman and
One point to consider is that you will be making a house payment, whether you are buying or renting. You are either paying your own mortgage payment or you are paying your landlords payment. Though it depends upon your own individual financial and personal living requirements, buying a home has many advantages over renting.
BUILDING VALUE AND CREATING WEALTH: By making payments on your home, you build equity(the difference between property value and mortgage loan payoff amount) and your net worth should gain. Your home should gain in value by appreciation (due to inflation, rising building costs, etc). This plan of gaining equity and property appreciation is a WIN/WIN situation that has been proven time and again.

Real Estate transactions are the biggest financial investment most people experience in their lifetime. Transactions today usually exceed $100,000. If you had a $100,000 Income Tax problem, would you decide to deal with that without the help of a CPA? If you had a $100,000 legal issue, would you want to handle that without the help of an attorney? Considering the small cost and large risk involved, it would be foolish to consider a deal in real estate without the professional assistance of a REALTOR.
If you are a BUYER, your agent may be able to locate property that is not actively advertised and will take some investigation to find all available properties. Your real estate agent can help you in understanding your different financing options, also.
